The Reality of BC Strata Water Deductibles
If you live in a multi-family condominium or townhouse in Victoria, Saanich, or downtown Vancouver, your strata corporation holds a master building insurance policy. Over the last decade, frequent in-suite water claims have caused insurance carriers across British Columbia to skyrocket water damage deductibles from $10,000 to $50,000, $100,000, or even $250,000.
Under the BC Strata Property Act, if a water escape originates inside your unit—such as a ruptured washing machine supply line or an overflowing tub—the strata council can hold you personally responsible for the entire deductible amount. Your personal homeowner policy only protects you if you comply with active strata bylaws.
Bylaw Requirement #1: Braided Stainless Steel Hoses (No Black Rubber)
Standard black rubber washing machine hoses are cheap, flexible, and completely banned by virtually every modern strata corporation in BC. Rubber hoses fatigue from continuous water hammer (the sudden shock when the washer's fast-acting solenoids snap shut). Micro-cracks develop in the core, causing catastrophic bubble blowouts that dump 300 litres of water across hardwood floors before anyone notices.
The Standard: Heavy-duty, burst-proof braided stainless steel exterior hoses rated for 1,500+ PSI. Most strata bylaws mandate replacement every 5 years, with stamped date tags inspected during annual strata maintenance sweeps.
Bylaw Requirement #2: Plumbed Drain Pans
A second-story or upper-floor washing machine must sit inside a seamless polypropylene or aluminum drain pan. But simply having a plastic tray under the machine is not enough: the pan must have an active PVC drain line connecting directly to the building's waste stack or a floor drain trap.
If your machine springs a slow leak from a front door boot seal or a cracked pump impeller housing, the pan directs the water safely down the waste pipe instead of saturating the subfloor and leaking through the ceiling of the unit below.
Bylaw Requirement #3: Automatic Water Shutoff Valves
Premium modern condo towers (such as high-rises in downtown Victoria and Vancouver) increasingly require electronic flood valves (such as FloodStop or Water-Sentry). These systems feature two motorized brass ball valves on the hot and cold supply lines connected to a moisture sensor pad placed inside the floor pan. If even a teaspoon of water touches the sensor, the valves automatically motor closed in 2 seconds and sound an alarm.
The Vacation Rule Every Owner Forgets
Standard strata bylaws across Vancouver Island specify that if a resident leaves their suite for more than 48 to 72 hours, in-suite water supply valves to washing machines and ice makers must be turned OFF. Shutting the red and blue quarter-turn lever valves above the washer before heading away for the weekend completely eliminates static pressure on the hoses.
